A smart design and build partnership has transformed the former car sales yard into modern, high-functioning commercial office space.

The Leach Street Development is a new two-storey commercial office building situated on a prominent inner-city New Plymouth corner site. The project was delivered as a design and build contract alongside construction partners Chris Bell Construction.

Close collaboration between the client and the design and construction teams has transformed the former car sales yard into modern, high-functioning commercial office space.

The architectural design features a northeast-facing street entry with ground-level access. It has a strong street presence, with double-height curtain-wall glazing across the two upper floors, positioned to optimise solar gain and reduce reliance on mechanical heating systems. The building services core, including the precast concrete stairs and lift shaft, is effectively located near the main entry for ease of access—while also activating the corner of the site adjacent to a busy one-way arterial traffic route.

The adjoining portion of the building extends the two raised levels of office space, with secured ground-level carparking beneath. It features a low-pitched, cost-effective hip and gable roof with modern box guttering, matched to the chocolate-toned profiled metal cladding. When viewed from the street, the roof gives the appearance of a flat profile.

The materials selected are robust, ensuring long-term durability and minimal maintenance. Vertical concrete columns and articulated structural steel forms are visually celebrated, anchoring the building to its site.

The top floor is occupied by anchor tenant JRI, a leading professional insurance services firm. We worked closely with JRI to design a commercial interior tailored to their specific operational and spatial needs. The flexible, open-plan layout supports collaborative working while offering panoramic views and a high level of internal amenity.
